How it runs
What a build or renovation actually looks like
The cost of a project is rarely just the invoice. It is the delays, the trades waiting on each other and the surprises behind the wall. This is how we keep that under control.
Step 01
Site visit and scope
We walk the space, find what is actually there behind the linings, and agree what has to happen when.
Step 02
Written quote and timeline
A detailed quote for the agreed scope and the hours we need, so your builder can sequence us without guessing. If surprises turn up behind walls or under floors, we talk you through the options and agree the cost before carrying on, so there is no surprise invoice at the end.
Step 03
Rough-in
Pipework and drainage in before the linings go on, set out so the final fix lands where the design says it should.
Step 04
Final fix and sign-off
Fixtures installed once tiling and joinery are done, then certification and all the council sign-off paperwork your file needs.

FAQs
Questions we get asked about builds and renovations
Do I need council consent for a bathroom renovation?
Like-for-like fixture replacement usually does not. Moving waste pipes, adding a new bathroom or altering drainage generally does. We tell you which side of the line your job sits on before quoting.
Do you supply the fixtures, or do we?
Either way works. We can supply quality fixtures through our local trade merchants, which means if there is ever a product fault, we deal with the warranty and the supplier for you. Or we can install fixtures you have already bought. If you are buying your own, send us the model first so we can check it fits your pipework.
Do you work with builders on new homes?
Yes. We work directly with builders and project managers, and we handle rough-in and final fix around the wider build programme.
How long does the work usually take?
It depends on the scope of the project, but most work happens in stages. For a typical bathroom, we come in for a rough-in before the linings go on, then return for the final fix once tiling and painting are done. The time between visits is set by the overall build schedule. We will give you a realistic timeframe for our part of the job when we quote.
Can you work outside our trading hours?
Yes, and for most commercial fit-out work it is the sensible option. After hours and public holiday work carries additional charges, quoted on the circumstances before we book it in.
What do you need from us before the job starts?
Final fixture selections and the layout signed off, because changing either after rough-in means opening walls again. For commercial sites, a contact who can approve access and any induction requirements sent through beforehand.
