Common jobs

What people usually call us about

Leaking or dripping taps

Usually a washer or cartridge. Most are sorted inside the first hour.

Running or blocked toilets

Cistern parts replaced, or the waste cleared if it goes further than the pan.

No hot water

Element, thermostat or valve first. We only recommend a new cylinder if it is genuinely needed.

Low water pressure

Often a partly closed valve, blocked aerator or failing pressure reducing valve.

Burst or leaking pipes

Turn the water off at your toby and call us. This is emergency work, any hour.

Scheduled maintenance

Routine inspections for commercial sites, so the small things do not become a shutdown.

Before you call

Three things worth doing first

Find your toby

The mains shut-off, usually a small covered valve near the boundary. Knowing where it is turns a flood into a puddle.

Isolate if you can

Most toilets and basins have their own small valve underneath. Closing that stops the leak without cutting water to the whole house.

Take a photo

Send it with your enquiry. It often tells us which parts to bring, which saves a second trip and an hour on your invoice.

Who turns up

You deal with the person doing the work

We are a small local team, so you deal directly with us from the first phone call to the finished job. We turn up when we say we will, keep you informed, and leave your place clean.

"We used Ben for a bathroom renovation. The communication was excellent and he delivered the project on time and within budget."

FAQs

Questions we get asked about repairs

How soon can you get to a repair?

Non-urgent repairs are usually booked within a few working days. Anything leaking or flooding is treated as an emergency and we come as soon as we can, any hour.

How long does the work usually take?

Most repairs, a leaking tap, a running toilet or a failed mixer, are done inside an hour. Anything that turns out to be behind a wall or under a floor we will re-quote before carrying on, rather than letting the hours run.

Is it worth repairing an old tap or toilet, or should it be replaced?

If parts are still available and the body is sound, a repair is usually the cheaper option and we will say so. Once a fixture is out of production, or the same item has been repaired more than once, replacing it costs less over time than paying the call-out again.

How long should fixtures and pipework last?

Tap and mixer cartridges typically last 10 to 15 years, toilet inlet and flush valves around 8 to 12, and copper pipework decades. Older galvanised pipe is the usual exception and often needs replacing rather than patching once it starts leaking.

What do you need me to do before you arrive?

Clear access to the work area and to the cupboard under the sink or vanity, and if you know where your toby is, point us at it so we can shut the water off quickly. If a pet needs shutting away, that helps too. Nothing else is needed, we bring our own gear and parts.

Can you take on scheduled maintenance for a site?

Yes. Routine inspections catch small leaks, valve failures and wear before they turn into costly emergency call-outs. We can set up regular maintenance schedules for commercial sites and look after annual servicing for commercial hot water systems.
